Homeowners generally arrive at a construction project from one of two directions. Some have an idea but no drawings yet, and want help shaping it from scratch. Others already have an architect they trust, or a set of drawings and planning permission already in place, and simply need a contractor to build it. Both are common, and both are valid starting points. The question is which route suits your particular project.
What design and build actually means
Design and build means a single company takes responsibility for a project from the first sketch through to the final handover. Rather than an independent architect handing finished drawings to a separate contractor, the design team and the construction team work under one roof from day one.
The main advantage is coordination. Because the people drawing the plans are in regular contact with the people who will build them, buildability and cost issues tend to surface early, while they are still cheap and easy to resolve, rather than after the drawings are finished and tender prices come back higher than expected.
What using your own architect looks like
If you already have an architect you want to work with, or you have completed the design stage and secured planning permission independently, a construction only service picks up from there. A good contractor will review your drawings and specification in detail before agreeing to build them, checking for buildability, sequencing and cost, and flagging anything that needs resolving before work starts on site.
This route works well for homeowners who already have a strong relationship with a designer, or who want an architect from outside the immediate area, for example someone who specialises in a particular style or type of project.
The questions worth asking yourself
- Do I already have drawings, or planning permission, in place?
- Do I have a strong preference for a particular architect or designer?
- How important is having a single point of contact throughout the whole project?
- Am I looking for design input as part of the service, or purely construction?
Neither route is inherently better. A design and build service suits homeowners who want the simplicity of one team and one point of responsibility throughout. Working with your own architect suits those who already have a designer in mind, or who are further along in the process and simply need a contractor who can pick up the drawings and build to the same standard.
